Choosing the most suitable building process with Metronest Homes is only a click away. From Straight to Contract, Standard Process or a Knock Down and Rebuild project, each unique build journey is catered to individuals, couples and families of all sizes.

Process & Timelines
Embark on your dream home journey by exploring our Home Finder Tool and Product Guide for inspiration. Choose floor plans tailored to your lot size and lifestyle needs. If you’re considering a Knock Down Rebuild, book a free cost estimate with a New Home Consultant. We’ll review custom house designs, site specifics, and check for existing structures. Provide your Land Title or Survey and consult local authorities for a lot diagram.
Once satisfied with your quote, lock in your choice with a non-refundable $2,500 deposit. This secures soil, contour, and planning reports, which take 3-4 weeks. Arrange bank pre-approval during this time to streamline the process. For Knock Down Rebuilds, a follow-up soil test may follow demolition.

With preliminary reports completed, we’ll prepare your tender, tailored to your custom home design preferences. This includes requested modifications, site work estimates, and detailed home inclusions. During your tender appointment, receive a comprehensive tender letter and preliminary plans, such as your floor plan, elevation drawings, and a tailored site plan.
Review the tender carefully, ensuring every detail aligns with your vision. Once approved, a $1,000 preliminary payment moves you to the contract stage. Our team will then create your HIA Building Contract and full working drawings for the next phase of your new build.

Next, finalize your HIA Building Contract. This vital document outlines the finalized home design, facade, inclusions, and site cost allowances. During your contract appointment, review all plans, inclusions, and terms thoroughly. Whether signing in-person or electronically via DocuSign, ensure every aspect is clearly documented.
To proceed, pay the remaining 5% deposit of the contract value. Once cleared, we’ll submit your building approvals and ensure your new home’s plan meets energy efficiency standards for construction.

After signing your contract, connect with your dedicated Pre-Site Coordinator, who will guide you through the pre-site stage. We’ll arrange home selections appointments so you can customise everything, from fixtures and finishes to paint colors that align with your vision.
Tip: Begin sourcing quotes for demolition if this is a Knock Down Rebuild project. This ensures a smooth handover before construction begins. During these appointments, we recommend exploring options with energy-efficient materials and sustainable finishes.

Our expert Permits Team ensures your project progresses efficiently through all building approval processes, including certifier requirements and local council RFIs. We’ll carefully review all building documentation to confirm compliance and readiness for construction. Approval time frames may vary by local council, so a flexible timeline is key.
Should unexpected site changes occur, we’ll issue a Variation to Contract to document adjustments. This ensures your custom home plan remains transparent and on track.

Construction begins with Site Start, marked by the installation of foundations and drainage. During the Base Stage, we complete the concrete slab and groundwork.
The Frame Stage adds structure with the house frame and roof trusses, followed by the Roof Stage, where roofing and gutters are installed.
The Cladding Stage includes windows, brickwork, and insulation, while the Internal Linings Stage shapes your home’s interior with walls and cornices.
The Fixing Stage completes waterproofing, tiling, and kitchen installations to bring your vision to life. A Practical Completion Inspection ensures everything meets industry standards prior to final approval and handover.
Congratulations! Handover day marks your journey into a finished, modern home. At the final meeting, your Building Supervisor will guide you through key aspects of your new home, including electrical systems, foundation care, pest control, and maintenance tips.
You’ll also receive essential documents such as warranties and compliance certificates for future reference. Prepare for move-in day by activating utilities and enjoying peace of mind in your quality-built home.

Post-handover, we provide a comprehensive service program to address minor issues as your home settles. Your Service and Warranty Coordinator will keep you informed as the warranty period approaches.
